How to Use ChatGPT for Realtors (Real Cases)

Updated 9 records name ChatGPTevery claim cites a record

In our 9 cases that name ChatGPT (as of October 2026), most agents use it to write one piece of text at a time: a listing description, a neighbourhood post, a video script, a bio or a team business plan. The clearest workflows start from the agent's own facts, such as appointment notes or an MLS export, and the agent then edits the draft. Only a few cases give a number, and every number is self-reported. Two agents warn against parts of this work.

How realtors use ChatGPT, by task

9 of our 27 records name ChatGPT (we count a custom GPT as ChatGPT). Most agents use it for one writing job at a time. The most common job is listing copy, which has its own page: how to use ChatGPT for real estate listings (Brad Cohen; Broker-owner, The List Realty; @kalachejackson_realtor). The other jobs are below.

Neighbourhood posts and market-update scripts

Two agents use ChatGPT for local content, but with very different input:

  • An MLS export. One agent exports six months of sales for one subdivision as a CSV and uploads it to the paid ChatGPT. She asks for key insights and a Facebook post, then adds her own photo and posts it in the neighbourhood’s Facebook groups (@sandyisyouragent).
  • Only a question. Another asks ChatGPT to compare two named neighbourhoods, asks follow-up questions, and turns the answer into a one-minute video script. She promotes her own AI event (@kristamashore_).

The first agent gives ChatGPT her own data. The second relies on what ChatGPT already knows, and the video does not show how she checks the facts.

A full marketing set from one custom GPT

One agent who owns a two-person office built a custom GPT with his operations manager. It takes one listing and returns the description, social posts, an email blast and a video script with a shooting plan. He calls it seven deliverables from one input (Brad Cohen).

Brad used to sit down with his notes from the listing appointment and the MLS sheet and spend about half an hour on each description.

A bio and team business plans

Two cases use ChatGPT for the agent’s own business, not a listing:

  • An agent bio. An agent asks ChatGPT for her bio and saves the long answer in a Google Doc (@maddiebennett.realtor).
  • Business plans for a team. A team leader meets each of her 15 agents for an hour. Then she types her notes into a business-planning custom GPT to make a personal plan for each one. The GPT comes from the AI programme of the podcast host, who sells it (Emily Barry).

The prompts agents type

Few cases show a full prompt, so we do not offer a list of ChatGPT prompts for realtors. The ones we can see are short and plain:

  • “Write an MLS description for this house”, after pasting a Zillow page (@kalachejackson_realtor).
  • A request for key insights on a neighbourhood, plus a Facebook post with stats, after uploading an MLS export (@sandyisyouragent).
  • A request to compare two neighbourhoods by name, then follow-up questions (@kristamashore_).

What agents say ChatGPT does for them

Most records give no number. Every number below is self-reported, and we did not check any of them:

  • Listing descriptions. About 30 minutes down to about 2 minutes each, after edits (Brad Cohen).
  • A first draft. Under 30 seconds to a usable listing draft, in 2023 (@kalachejackson_realtor).
  • A neighbourhood script. About three minutes for the comparison and the script (@kristamashore_).
  • Business plans. 15 personal plans done, with no time figure (Emily Barry).

One agent gives no number but says her MLS-based posts get “so much community engagement” (@sandyisyouragent). No ChatGPT record reports more deals.

Three of the ChatGPT records have a business tie: a free download at the end of the video, an agent who promotes her AI event, and a host who sells the GPT (Broker-owner, The List Realty; @kristamashore_; Emily Barry).

Where ChatGPT goes wrong for realtors

Most of the agents who talk about problems make one point: edit every draft. The problems they name are specific:

  • Not your voice. Drafts are “not exactly my voice”, so agents rewrite them (Brad Cohen; @kristamashore_). One says not to copy and paste: put your own spin on it, and ask for it shorter or more informative (@sandyisyouragent).
  • Made-up facts. A broker-owner says the AI “does make things up sometimes” (Broker-owner, The List Realty).
  • Facts buried under adjectives. One agent argues against ChatGPT listing copy. Flowery openers push the HVAC, the windows and the lot size out of the few lines Zillow shows on a phone (@sandyisyouragent).
  • Photos of a home that does not exist. An agent asked ChatGPT to “improve” real photos from his own listing. He warns that edits like these show a home that does not exist (@chriswhartonrealtor).
  • Guessed numbers. The team business plans use industry conversion rates, not the team’s own, because the team had not tracked them (Emily Barry).

Some clips show no check at all. A 2023 listing draft goes straight to the MLS, and a bio is saved as it is (@kalachejackson_realtor; @maddiebennett.realtor).

ChatGPT for realtors, then and now: 2023–24 vs 2025–26

3 of our records are from 2023–24, and all of them use ChatGPT. The pattern is simple: ask for text, use the answer. An agent pastes a Zillow page and clicks “regenerate” if the draft is too basic (@kalachejackson_realtor). Another asks for a bio (@maddiebennett.realtor). A third asks about two neighbourhoods with no data of her own, and says the free GPT-3.5 works but recommends paying for GPT-4 (@kristamashore_).

Most 2025–26 ChatGPT records give it more of the agent’s own material:

Over the same time, the agents who connect AI to their CRM, MLS or Canva mostly name Claude, not ChatGPT. See Claude for real estate agents.

Questions agents ask about ChatGPT

ChatGPT for real estate: how are agents using it, if at all?

Mostly to write one piece of text: listing copy, a neighbourhood post, a video script, a bio or a business plan (Brad Cohen; @sandyisyouragent; @kristamashore_; @maddiebennett.realtor; Emily Barry). Not everyone agrees it helps. One agent asks others to stop using it for listing descriptions (@sandyisyouragent).

Do realtors need the paid version of ChatGPT?

The cases do not settle it. One agent uploads her MLS export to the paid version (@sandyisyouragent). Another says the free GPT-3.5 works but recommends paying for GPT-4 (@kristamashore_). Both points are from 2024–25, and the plans may have changed.

Can ChatGPT use my MLS data?

In one case, yes: the agent exports the data herself as a CSV and uploads it (@sandyisyouragent). No ChatGPT case connects to the MLS directly. In 2023, one agent pasted a Zillow page instead (@kalachejackson_realtor).

Is ChatGPT or Claude better for realtors?

No case tests both tools on the same job. The ChatGPT cases mostly write text; the newer Claude cases mostly connect to other tools. See the comparison on Claude for real estate agents.
