- Facebook ad leads
- HiIQ calls; Claude finds addresses + CMA
- Pipeline + home value report
- Compared with his own comping
- Task
- AI calls to new Facebook leads, and a Claude-built CMA (home value report) for each seller lead.
- Tool
- AdPick runs the Facebook ads. HiIQ, an AI voice assistant, calls the leads. Claude sends a daily lead report, looks up addresses and drafts the CMAs.
- What they did
Jonathan starts with no database and runs Facebook ads for downsizers and for new construction. An AI voice assistant (HiIQ) calls every new lead, asks what they want, and moves them into follow-up or long-term nurture. Claude sends him a daily report on the ads. Because the ad form asks few questions, he had Claude search the El Paso County website to find the leads' home addresses. He then had it write a CMA for each one with his own "10 10 10" rule: comps within 10% of the square footage and 10 years of the build year. He says the result is close to what he gets when he comps a hard house by hand.
- Result
The AI made 11 calls and set no appointments yet. Ads: $80.20 for 17 downsizer leads ($4.72 each); 19 leads in total at $7.12 on average. Claude found addresses for 14 Friday leads (he says "17 of their addresses"). Total spend so far $522, including HiIQ at $297 a month and his $200 Claude plan; he says the $20 plan would do the same work.
Self-reported by Jonathan Dickey; not verified. Results after about one week.- Where it goes wrong
- The AI calls have set no appointments; leads hang up or say "not today", and one call went to a lead he had already talked to. The CMA skill is his own rule set, and he did not run a full CMA for every lead.
- Conflict of interest
- Built with a group He says the new-construction ad was built "last week with you guys", which points to a group or programme he runs the experiment with. No product is sold in this video.

you can see right here it's made 11 dials for me. It hasn't set any appointments yet.
